MORTGAGE NEWS
The following are some of the Federal loan changes that have already gone into effect:
- 2026 FHA Loan Limits for Grays Harbor County have increased to $541K, $693K, $837K, $1.04M (single-family residential, duplex, tri-plex, 4-plex, respectively).
- 2026 Fannie Mae/Freddie Mac Conforming Loan Limits have increased to $832K, $1.06M, $1.28M, $1.6M (single-family residential, duplex, tri-plex, 4-plex, respectively).
- VA Funding Fee ("first-time" VA Loan borrowers) = 2.15% of the loan amount (less than 5% down payment); 1.5% of the loan amount (5-10% down); and, 1.25% of the loan amount (10%+ down).VA Funding Fee ("subsequent" VA Loan borrowers) = 3.3% of the loan amount (less than 5% down payment); 1.5% of the loan amount (5-10% down); and, 1.25% of the loan amount (10%+ down payment).

Interest rates dropped to around 6% with 0 points (depending on credit and down payment). Funding is available through FHA, VA, USDA and Conventional Loans to buy primary and secondary/vacation homes in Ocean Shores and the North Beach. There are investment and construction loans available as well.
