  • I completely re-designed my website www.OceanShoresInfo.com from the ground-up with new pictures, videos, layout, etc. in 2024.
  • A new "Welcome to Ocean Shores" sign was installed in after Labor Day 2024 (it is a replica of the old one): https://www.osgov.com/news_detail_T6_R1181.php.
  • I am still awaiting the Permit numbers for 2024 from the City.  Once I get that, I will post it on my website.
  • I was ranked #5 in Ocean Shores and #13 in Grays Harbor County for Total Transactions Closed in 2024.

MORTGAGE NEWS
 
The following are some of the Federal loan changes that have already gone into effect:
  • 2025 FHA Loan Limits for Grays Harbor County have increased to $524K, $671K, $811K, $1M (single-family residential, duplex, tri-plex, 4-plex, respectively).
  • 2025 Fannie Mae/Freddie Mac Conforming Loan Limits have increased to $806K, $1.03M, $1.24M, $1.55M (single-family residential, duplex, tri-plex, 4-plex, respectively).
  • VA Funding Fee ("first-time" VA Loan borrowers) = 2.15% of the loan amount (less than 5% down payment); 1.5% of the loan amount (5-10% down); and, 1.25% of the loan amount (10%+ down).
    VA Funding Fee ("subsequent" VA Loan borrowers) = 3.3% of the loan amount (less than 5% down payment); 1.5% of the loan amount (5-10% down); and, 1.25% of the loan amount (10%+ down payment).
The items above were obtained from different online news sources.
 
Interest rates are around 6.9-7% with 0 points (depending on credit and down payment).  Funding is available through FHA, VA, USDA and Conventional Loans to buy primary and secondary/vacation homes in Ocean Shores and the North Beach.  There are investment and construction loans available as well.
