NOTABLE NEWS and EVENTS
NOTABLE LOCAL NEWS
- The City of Ocean Shores issued 107 Single-family Home Permits in 2023; there were 175 house permits in 2022, 239 house permits in 2021, 197 in 2020, 174 in 2019, 151 in 2018, and 105 in 2017. - We saw freezing temperatures in the 20s two weeks ago. The weather had some gorgeous sunsets though.
- Our City Voters elected a new Mayor, Frank Elduen, in November 2023.
- I was ranked #4 in Ocean Shores and #6 in Grays Harbor County for Total Transactions Closed in 2023.

MORTGAGE NEWS
The following are some of the Federal loan changes that have already gone into effect:
- 2023 FHA Loan Limits for Grays Harbor County have increased to $498K, $637K, $771K, $958K (single-family residential, duplex, tri-plex, 4-plex, respectively).
- 2023 Fannie Mae/Freddie Mac Conforming Loan Limits have increased to $766K, $981K, $1.18M, $1.47M (single-family residential, duplex, tri-plex, 4-plex, respectively).
- VA Funding Fee ("first-time" VA Loan borrowers) = 2.15% of the loan amount (less than 5% down payment); 1.5% of the loan amount (5-10% down); and, 1.25% of the loan amount (10%+ down).VA Funding Fee ("subsequent" VA Loan borrowers) = 3.3% of the loan amount (less than 5% down payment); 1.5% of the loan amount (5-10% down); and, 1.25% of the loan amount (10%+ down payment).
The items above were obtained from different online news sources.
Interest rates are around 6.5-7% with 0 points (depending on credit and down payment). Funding is available through FHA, VA, USDA and Conventional Loans to buy primary and secondary/vacation homes in Ocean Shores and the North Beach. There are investment and construction loans available as well.
