MORTGAGE NEWS
The following are some of the Federal loan changes that have already gone into effect:
- 2023 FHA Loan Limits for Grays Harbor County have increased to $472K, $604K, $730K, $907K (single-family residential, duplex, tri-plex, 4-plex, respectively).
- 2023 Fannie Mae/Freddie Mac Conforming Loan Limits have increased to $726K, $929K, $1.23M, $1.396M (single-family residential, duplex, tri-plex, 4-plex, respectively).
- VA Funding Fee = 2.3% of the loan amount (for "first-time" VA loan applicants); and 3.6% (for veterans who have take out a VA loan before-"subsequent").VA Funding Fee = 1.65% of the loan amount (with 5%+ down payment); and 1.4% (with 10%+ down payment) ("first-time" or "subsequent").

Interest rates are around 6% with 0 points (depending on credit and down payment). Funding is available through FHA, VA, USDA and Conventional Loans to buy primary and secondary/vacation homes in Ocean Shores and the North Beach. There are investment and construction loans available as well.
