CORONAVIRUS
Please SUPPORT our local businesses....they need your support! Most restaurants are open for take-out, and a few have outdoor dining.
OTHER NOTABLE LOCAL NEWS
- The City of Ocean Shores issued an incredible 197 single-family new home permits for 2020, which is up from 174 in 2019 and 151 in 2018 and 105 in 2017. You can see the entire 2020 report from the Permit Office at http://oceanshoresinfo.com/cityinfo/2020permits.pdf.
- Ranking Reports: I was #7 among all Grays Harbor County brokers for the Number (#) of Transactions Closed for 2020; and, #6 among all Ocean Shores brokers for the Number (#) of Transactions Closed for 2020. I was #17 among all Grays Harbor County brokers for Volume ($) Closed for 2020; and, #8 among all Ocean Shores brokers for Volume ($) Closed for 2020.

2020 MARKET ACTIVITY/UPDATE
(January 1st-December 31st)
- The # of Total Listings is dramatically down! I have never seen it this low. Ocean Shores currently, as of this day, has only 14 Homes, 59 Lots, 8 Condos on the market
(a total of 146 properties are currently pending in Ocean Shores as of today). - Median Sale Prices have greatly increased over the past year: $260K compared to $235K in 2019 for Homes; $33K compared to $20,250 in 2019 for Lots.

MORTGAGE NEWS
The following are some of the Federal loan changes that have already gone into effect:
- 2021 FHA Loan Limit for Grays Harbor County has increased to $356K, $456K, $551K, $685K (single-family residential, duplex, tri-plex, 4-plex, respectively).
- Fannie Mae has increased the amount they will lend from $510,400 up to $548,250 for single-family residential.
- Fannie Mae has also increased Multi-family loan limits:
Duplex = $702,000; Tri-plex = $848,500; 4-plex = $1,054,500

Interest rates have decreased dramatically to around 2.5-2.875% with 0 points (depending on credit and down payment). Funding is available through FHA, VA, USDA and Conventional Loans to buy primary and secondary/vacation homes in Ocean Shores and the North Beach. There are investment and construction loans available as well.
