OTHER NOTABLE LOCAL NEWS
- The City of Ocean Shores issued 151 single-family new home permits for 2018, which is up from 105 in 2017. You can see the entire 2018 report from the Permit Office at http://www.osgov.com/files/2018%20Dec%20Permits%20Issued.pdf.
- The Bridge on S. Razor Clam Dr over the Lake Minard Canal was opened this past year.
- The Bike/Walking Path was extended from Ocean Lake Way to Taurus Blvd this past year.
- The new Ace/Buck Electric is still in the process of constructing their new building on Pt Brown Ave NW (next to the movie theater).
- The Ocean Shores Pharmacy will also be making a move over to a new building still under construction by the current location of Ace, IGA and Alec's Restaurant.
- Tentative Upcoming Clam Digs: Ocean Shores/Copalis ~ Feb 1st, 3rd, 16th, 17th; Pacific Beach/Moclips ~ Feb 2nd, 15th, 17th, 18th (evening digs). See more information on the WA State's Dept of Fish & Wildlife website: https://wdfw.wa.gov/fishing/shellfish/razorclams/current.html.
- Ranking Reports: I was #11 among all Grays Harbor County brokers for the Number (#) of Transactions Closed for 2018; and, #8 among all Ocean Shores brokers for the Number (#) of Transactions Closed for 2018. I was #16 among all Grays Harbor County brokers for Volume ($) Closed for 2018; and, #8 among all Ocean Shores brokers for Volume ($) Closed for 2018.

2018 MARKET ACTIVITY/UPDATE
(January 1st-December 31st)
We have done incredibly well in 2018.
- For Home Sales: We have not seen the Number (#), Volume, or Median Sales Price this high in all of my years as a broker (I started in Sept 2004).
- # of Homes Sold in Ocean Shores increased from 198 in 2013 to 245 in 2014 to 306 in 2015 to 317 in 2016 to 395 in 2017 to 432 in 2018.
- Median Sales Price for Homes increased from $139,900 in 2013 to $143,900 in 2014 to $159,950 in 2015 to $169,900 in 2016 to $195K in 2017 to $212,950 in 2018.
- Sold Volume for Homes increased from $29.16M in 2013 to $37.35M in 2014 to $53.06M in 2015 to $58.34M in 2016 to $83.4M in 2017 to $95M in 2018.
- # of Land Sold in Ocean Shores increased from 169 in 2013 to 190 in 2014 to 263 in 2015 to 275 in 2016 to 343 in 2017 to 457 in 2018.
- # of Total Properties Sold in Ocean Shores rose from 391 in 2013 to 464 in 2014 to 612 in 2015 to 656 in 2016 to 805 in 2017 to 954 in 2018.
- Total Sold Volume in Ocean Shores rose from $36.577M in 2013 to $45.6M in 2014 to $66.86M in 2015 to $73.16M in 2016 to $102.7M in 2017 to $120M in 2018.
The numbers below show that Ocean Shores is still one of the leaders for affordability, availability and productivity (# of properties and volume closed) compared to the other beach towns along the Washington Coast. Ocean Shores also offers a lot more availability and affordability for building lots and homes.

MORTGAGE NEWS
The following are some of the Federal loan changes that have already gone into effect:
- FHA Loan Limit for Grays Harbor County was increased in 2018 to $294,515.
The items above were obtained from different online news sources.
Interest rates are still very low at around 4.5% with 0 points (depending on credit and down payment). Funding is available through FHA, VA, USDA and Conventional Loans to buy primary and secondary/vacation homes in Ocean Shores and the North Beach. There are investment and construction loans available as well.
