THE MOVE TO OCEAN SHORES BROKERS
I am enjoying working at Ocean Shores Brokers Real Estate. I moved here on October 31st after the owners of my previous company, Coldwell Banker Ocean Beach Properties, decided to close the doors because they were moving to Mercer Island. My colleagues and I finished off strong at CB OBP. I really enjoy working with the owner Dawn Galeana, and I look forward to the future here. Business and activity is going well. WINTER FANTA-SEA CRAFT FAIR 2012

CHRISTMAS 2012
Christmas Eve was a beautiful day. Christmas Day was met by wind and rain. I went down to the Bay and took some video of the stormy waters, which was neat to watch....check it out on my web site at www.OceanShoresInfo.com/pics/christmas2012.html.

- The City Council passed an Ambulance/EMS Fee of $7.48/mo. This fee was passed by the Council to alleviate the EMS from relying on funds from the ups and downs of the General Budget and Reserves. This fee is only charged to properties with sewer connected and will be a part of the water/sewer bill. I was present at the Council Meeting/Public Hearing and tried to offer some compromise, but to no avail.
- We have only had light dusting of Snow back in early December, which did not last very long.
- RANKING REPORTS: I was #6 among all Grays Harbor County brokers for the number (#) of transactions Closed for 2012. I was #5 among all Ocean Shores brokers for the number (#) of transactions Closed for 2012. I was #2 among all Grays Harbor County brokers for the number (#) of Vacant Land Closed for 2012.

March 2nd-3rd ~ Beachcombers' Fun Fair: held at the Convention Center.
March 23rd-24th ~ Razor Clam Festival & Seafood Extravaganza: held at the Convention Center.

We have some very positive numbers:
- # of Lots Sold in Ocean Shores increased from 132 in 2011 to 161 in 2012
- Median Sales Price for Homes in Ocean Shores rose in the 2nd-Half of 2012 to $138,700
- Median Sales Price for Homes in Ocean Shores rose in the 4th-Quarter of 2012 to $150K
- # of Total Properties Sold in Ocean Shores rose from 321 in 2011 to 353 in 2012 (we remained about the same in Sold Volume)
- # of Listings has decreased since 2010 and 2011
The numbers below show that Ocean Shores is still dominating the market for affordability and productivity (# of properties and volume closed) compared to the other beach towns along the Washington Coast.

MORTGAGE NEWS
In 2012, the total volume for residential mortgage originations rose by 24.8% from 2011 ($1.835T in 2012 compared to $1.47T in 2011).
POSITIVE NEWS
Interest rates are still very low at around 3.75%-4% with 0 points (depending on credit and down payment). Funding is available through FHA, VA, USDA and Conventional Loans to buy primary and secondary/vacation homes in Ocean Shores and the North Beach.
