  • Labor Day Weekend was a big success with many visitors and warm, sunny weather.
  • The Library Replacement Levy was approved (51.5% to 48.5%) for 2013-2014 ($.247/$1,000 assessed).

FINANCING NEWS

FHA CHANGES

FHA announced that they are offering price cuts to certain FHA borrowers to participate in the FHA Streamline Refinance Program. Here are some key points:
  • Must be current on their FHA loan
  • Must have an FHA loan endorsed prior to May 31, 2009
  • The Upfront Mortgage Insurance Premium (UFMIP) is reduced from 1% to .01%
  • The Annual Mortgage Insurance Premium (AMIP) is reduced to .55%
Other changes to new FHA Loans (loans originated/endorsed after April 9, 2012):
  • The UFMIP is increased to 1.75% of the loan amount

POSITIVE NEWS

Interest rates are still very low at around 3.75%-4% with 0 points (depending on credit and down payment). Funding is available through FHA, VA, USDA and Conventional Loans to buy primary and secondary/vacation homes in Ocean Shores and the North Beach.
