2013 MARKET ACTIVITY/UPDATE
(January 1st-December 31st)

We definitely have done better in 2013 compared to 2012.  We have some very positive numbers:
  • # of Homes Sold in Ocean Shores increased from 165 in 2012 to 198 in 2013
  • Median Sales Price for Homes increased from $130,000 in 2012 to $139,900 in 2013
  • Sold Volume for Homes increased from $23M in 2012 to $29.16M in 2013
  • # of Total Properties Sold in Ocean Shores rose from 321 in 2011 to 353 in 2012 to 391 in 2013
  • Total Sold Volume in Ocean Shores rose from $31.15M in 2012 to $36.577M in 2013
The numbers below show that Ocean Shores is still one of the leaders for affordability, availability and productivity (# of properties and volume closed) compared to the other beach towns along the Washington Coast.  Ocean Shores also offers a lot more availability and affordability for building lots.

FINANCING NEWS

MORTGAGE NEWS

New rules took into effect for lenders: lenders will now be financially responsible if their customers default on their mortgage.  This means if a lender makes a loan in 2014 and beyond, and the customer did not show the ability to repay (mainly it requires borrowers to have less than a 43% debt to income ratio, then the lender can be financially liable, unless the loan was sold to Fannie, Freddie or guaranteed by FHA).  There are some exceptions to this 43% debt-to-income requirement.  Please speak to your lender.

Interest rates are still very low at around 4.5-4.625% with 0 points (depending on credit and down payment). Funding is available through FHA, VA, USDA and Conventional Loans to buy primary and secondary/vacation homes in Ocean Shores and the North Beach.
