OTHER NOTABLE LOCAL NEWS
- I am ranked #5 among all Ocean Shores Real Estate Brokers and #9 among all Grays Harbor County Real Estate Brokers for the number of transactions/sides CLOSED this year (1/1/12-9/30/12).
- September and early October has seen some of the most beautiful weather with sunny skies and warmer temperatures.
- The 1st Clam Dig of the season is scheduled for Oct 13th and 14th for Copalis and Mocrocks beaches (Ocean Shores to Moclips).....Oct 13th low tide is at 5:41pm at +.3ft; Oct 14th low tide is at 6:26pm at -.5ft.

MARKET ACTIVITY/UPDATE
(3rd-Quarter 2012: July 1st-September 30th)
The month of September into October has increased with real estate activity (both inquiries and sales), as I have personally experienced. In Ocean Shores, the Median Sales Price for Homes has increased from $116,700 in the 1st-Quarter to $120K in the 2nd-Quarter to $132K in the 3rd-Quarter. The number of Homes sold in the 1st-Quarter was 26, then it went up to 50 in the 2nd-Quarter, but has shaved-off a little in the 3rd-Quarter to 43 homes sold in Ocean Shores. Lot sales have had the same trend.

POSITIVE NEWS
Interest rates are still very low at around 3.75%-4% with 0 points (depending on credit and down payment). Funding is available through FHA, VA, USDA and Conventional Loans to buy primary and secondary/vacation homes in Ocean Shores and the North Beach.
